Cluster Redevelopment Gains Momentum Across Malad, Kandivali and Borivali

Mumbai’s western suburbs are seeing a fresh wave of cluster redevelopment, with four residential projects planned across Malad West, Kandivali West, Kandivali East and Borivali West. Together, the projects cover about 45,204 square meters, or 11.17 acres, and are expected to create nearly 15 lakh square feet of saleable carpet area.

The four developments have a combined potential turnover of around ₹5,000 crore, highlighting the growing scale of redevelopment activity across western Mumbai.

New Projects Expand Arkade Developers’ Western Mumbai Pipeline

Two of the projects are located in Ashok Nagar, Kandivali East, and Shankar Lane, Kandivali West. Combined, these developments cover approximately 12,611.5 square meters and are expected to deliver around 3.5 lakh square feet of saleable carpet area.

The two projects have an estimated Gross Development Value, or GDV, of approximately ₹1,100 crore.

Another redevelopment project in Malad West covers nearly 8,428 square meters. It is expected to provide around 2.5 lakh square feet of saleable carpet area, with an estimated turnover potential of about ₹900 crore.

Arkade Developers is undertaking all four redevelopment projects as part of its expanding presence in Mumbai’s residential redevelopment market.

Borivali West Project Leads the New Portfolio

The Yogi Nagar, Plot B cluster redevelopment project in Borivali West is the largest among the four developments.

Spread across approximately 24,165 square meters, the project is expected to generate nearly 9 lakh square feet of saleable carpet area. Its projected turnover stands at around ₹3,000 crore.

Together, the four projects are expected to have a construction area of approximately 51 lakh square feet. The figures underline the significant scale of the developer’s growing redevelopment portfolio across Mumbai’s western suburbs.

Redevelopment Becomes a Key Growth Driver for Mumbai Real Estate

Cluster redevelopment is becoming increasingly important in Mumbai as developers look for ways to transform older and adjoining properties through larger, integrated projects.

Instead of redeveloping individual buildings separately, cluster redevelopment allows multiple neighboring properties to be planned together. This can create better use of land, more organized layouts and larger residential developments while supporting the transformation of aging housing stock.

The latest projects across Malad, Kandivali and Borivali reflect this broader shift in Mumbai’s real estate market.

Arkade Developers Highlights Long-Term Growth Opportunity

Amit Jain, Chairman and Managing Director of Arkade Developers Limited, said rapid urbanization, technological progress and changing consumer preferences are expected to continue shaping the real estate sector.

He noted that the sector’s contribution to India’s GDP is expected to increase from the current 7.3 percent to nearly 15 percent by 2030, along with continued expansion of the overall market.

Jain also emphasized the importance of redevelopment in Mumbai’s real estate growth. According to him, redevelopment remains a key strength of the company as it works on projects that contribute to the changing city skyline.

He pointed to Arkade Eden in Malad West as an example of the company’s execution capabilities. The project received its Occupancy Certificate nine months ahead of its committed RERA date.

Western Mumbai Set for More Redevelopment Activity

The addition of these four projects is expected to strengthen Arkade Developers’ presence across western Mumbai and expand its residential development pipeline.

With a combined potential turnover of around ₹5,000 crore and nearly 15 lakh square feet of saleable carpet area, the projects represent a major redevelopment opportunity across some of Mumbai’s established residential neighborhoods.

As Mumbai continues to face limited land availability and growing housing demand, larger cluster redevelopment projects could play an important role in creating new homes while giving older properties a planned transformation. The latest developments in Malad, Kandivali and Borivali point to a growing role for redevelopment in shaping the future of Mumbai’s western suburbs.
