Aadhaar Authentication Required for Property Deals in Maharashtra

Aadhaar Verification Made Mandatory for Property Registration in Maharashtra From November 4

Maharashtra has introduced a new Aadhaar-based verification requirement for property transactions, making mobile authentication compulsory for buyers, sellers, witnesses and other individuals involved in property registration. The new rule came into effect on November 4, 2026, through the state Registration and Stamps Department's iSARITA 1.9 digital registration system.

The updated process aims to strengthen identity verification, improve transparency and make property registration more secure across the state. Under the new guidelines, every person involved in a property transaction must successfully complete Aadhaar authentication before the registration process can move forward.

Maharashtra Introduces New Aadhaar-Based Verification System for Property Deals

The new facility, known as Online Verification Seeking Entity (OVSE), uses the official UIDAI Aadhaar mobile application to verify an individual's identity. It has been introduced as an additional authentication option alongside the existing fingerprint and iris scanning facilities.

According to registration department officials, the updated system changes the earlier verification process. Previously, if Aadhaar authentication failed, a witness or an authorized identifier could help verify the concerned individual. This alternative has now been discontinued.

As a result, all parties involved in property registration must complete successful Aadhaar authentication. Without it, officials cannot proceed with the registration of property documents.

Citizens Must Complete Aadhaar App Registration Before Visiting the Office

The new requirement makes advance preparation important for anyone planning to buy or sell property in Maharashtra. Applicants have been advised to download the official Aadhaar app and complete the necessary registration steps before visiting their local sub-registrar office.

The application supports Android 9.0 or newer and iOS 16 or newer. Users must also have an active internet connection and a compatible smartphone to complete the verification process.

Deputy Inspector General of Registration for Information Technology Abhay Mohite explained that users must complete SIM verification and face authentication through the application. They should also be able to access their accounts using their six-digit PIN.

Additionally, smartphone cameras and the necessary application permissions must remain enabled during authentication. The department plans to share a detailed instructional video through its social media channels to help citizens understand the new process.

Aadhaar Biometrics and Registered Mobile Numbers Are Important

Property buyers and sellers should also check their Aadhaar biometric settings before scheduling registration appointments.

Officials have clarified that individuals who have locked their Aadhaar biometrics must unlock them through the application when required. The Aadhaar holder must also be physically present at the sub-registrar office with the mobile phone linked to their Aadhaar record to complete OVSE authentication.

Registration officials have also been instructed to explain the credential-sharing procedure and obtain the concerned individual's consent before proceeding.

This means citizens must ensure that their registered mobile number is accessible, their smartphone supports the application, and their internet connection is working properly on the day of registration.

New Aadhaar Rules Change the Property Registration Process in Maharashtra

The removal of the earlier witness-based alternative makes successful digital authentication an essential part of property registration. If an individual's Aadhaar verification fails, the concerned person may need to resolve the issue before the transaction can be completed.

Therefore, buyers, sellers and other parties should check their Aadhaar app registration, biometric status, mobile number and device compatibility in advance.

The revised system is an important digital step in Maharashtra's property registration process. By making identity verification compulsory through UIDAI authentication, the state aims to improve the reliability of property transactions and strengthen security during document registration.

Citizens who prepare their Aadhaar authentication details before visiting the registration office can help avoid unnecessary delays and complete their property registration process more smoothly.
