Adani, Reliance, Lodha & JSW Enter High-Stakes Race for 200-Acre MHADA Redevelopment Projects in Mumbai

MHADA has begun evaluating bids for three major redevelopment projects covering more than 200 acres across Bandra Reclamation, Andheri West and Worli. Leading developers including Adani Properties, Reliance 4IR Realty Development, Lodha Developers and JSW Realty are competing for the projects under MHADA’s cluster redevelopment model. Led by IAS Sanjeev Jaiswal, the redevelopment drive aims to transform ageing housing colonies into modern residential communities with upgraded infrastructure, larger homes and enhanced civic amenities.

Mumbai’s redevelopment sector is witnessing another major battle among India’s biggest real estate players as Adani Properties, Reliance 4IR Realty Development, Lodha Developers and JSW Realty & Infrastructure have entered the race for three large-scale redevelopment projects spread across more than 200 acres of prime land in Mumbai.

The Maharashtra Housing and Area Development Authority (MHADA) has officially begun the bid evaluation process for the ambitious redevelopment projects located in Bandra Reclamation, Andheri West and Worli, marking another major step in Mumbai’s rapidly expanding cluster redevelopment transformation.

Speaking earlier about Mumbai’s redevelopment expansion, MHADA Vice Chairman and CEO IAS Sanjeev Jaiswal had stated that projects like the 143-acre Motilal Nagar redevelopment alone are expected to attract investments of nearly ₹1 lakh crore, underlining the massive scale at which Mumbai’s housing transformation is now moving forward.

Three Mega Redevelopment Projects Spread Across More Than 200 Acres

The redevelopment projects currently under evaluation include approximately 98 acres in Bandra Reclamation, nearly 74 acres at Sardar Vallabhbhai Patel (SVP) Nagar in Andheri West and around 34 acres at Adarsh Nagar in Worli.

Together, the projects cover over 200 acres of valuable urban land located in some of Mumbai’s most strategically important residential zones.

The redevelopment exercise is being carried out under MHADA’s cluster redevelopment and Construction & Development Agency (C&DA) model, where developers will undertake large-scale rehabilitation, infrastructure upgrades and construction of modern residential housing.

Adani, Lodha and JSW Compete for Worli and Bandra Projects

For the Adarsh Nagar redevelopment project in Worli, bids have been submitted by Adani Properties, Lodha Developers and JSW Realty & Infrastructure.

Similarly, the Bandra Reclamation redevelopment project has attracted participation from Lodha Developers, Adani Properties and JSW Realty & Infrastructure.

The strong participation from multiple leading developers highlights the growing attractiveness of Mumbai’s redevelopment-driven real estate market, especially for large integrated housing projects located on prime urban land parcels.

Reliance Joins Adani in Race for Andheri West Project

For the SVP Nagar redevelopment project in Andheri West, bids have been submitted by Reliance 4IR Realty Development, Adani Properties and Hanware Realty.

The project is expected to become one of Mumbai’s most closely watched redevelopment exercises because of its scale, location and long-term development potential.

The entry of Reliance-linked entities into Mumbai’s redevelopment competition alongside Adani, Lodha and JSW reflects how large corporate groups are increasingly focusing on redevelopment-led urban expansion opportunities in Mumbai.

MHADA Intensifying Large-Scale Redevelopment Across Mumbai

The latest projects are part of MHADA’s broader redevelopment strategy aimed at transforming old residential colonies into modern integrated housing clusters with upgraded infrastructure and larger housing stock.

Under IAS Sanjeev Jaiswal’s leadership, MHADA has significantly accelerated redevelopment planning across Mumbai, especially for ageing colonies occupying high-value land parcels.

Officials believe the redevelopment model can simultaneously improve living standards for existing residents while also generating additional housing inventory for the city.

The projects are expected to include large-scale rehabilitation housing, modern infrastructure, better urban planning and enhanced civic amenities.

Adani Already Expanding Massive Redevelopment Footprint in Mumbai

The Adani Group has already emerged as one of the biggest players in Mumbai’s redevelopment ecosystem.

In April 2026, MHADA had stated that Adani Group is expected to invest nearly ₹1 lakh crore in the redevelopment of Motilal Nagar in Goregaon West, a massive 143-acre project involving both rehabilitation and free-sale components.

The group is also leading the redevelopment of Dharavi, regarded as Asia’s largest slum redevelopment project.

With the latest bids for Worli, Bandra Reclamation and Andheri West, Adani’s presence in Mumbai’s redevelopment sector could expand even further if the company secures additional projects.

Mumbai Redevelopment Sector Becoming Major Growth Engine

The growing participation from top developers reflects how Mumbai’s redevelopment sector is rapidly emerging as one of the city’s biggest real estate growth drivers.

As land scarcity continues increasing across Mumbai, redevelopment of ageing colonies is becoming one of the few available pathways for creating large-scale new housing inventory and urban infrastructure.
