CM Devendra Fadnavis To Hand Over 864 Flats In Naigaon BDD Chawl Redevelopment On March 16

In a major milestone for Mumbai’s housing redevelopment, Devendra Fadnavis, Chief Minister of Maharashtra, will hand over keys to 864 residents under the redevelopment of the Naigaon BDD Chawls in Mumbai on March 16, 2026.

The ceremony will take place at the Yashwantrao Chavan Centre in Nariman Point. The flats are part of the first phase of the Bombay Development Directorate Chawl Redevelopment Project, one of the largest urban renewal initiatives in the country.

The redevelopment project is being implemented by the Maharashtra Housing and Area Development Authority (MHADA) under the administrative leadership of Sanjeev Jaiswal, Vice President and CEO of the housing authority.


First Phase Of Rehabilitation

Under the first phase of the project, 864 completed flats across five rehabilitation towers will be handed over to eligible tenants.

Out of these units, 423 flats have been reserved for retired police personnel, serving police staff and their families, recognising their contribution to maintaining public safety.

The redevelopment complex has been named the Dr. Babasaheb Ambedkar BDD Complex.


Large-Scale Redevelopment Project


The Naigaon BDD redevelopment project covers around 6.45 hectares and currently houses 3,344 tenants across 42 chawls, most of which are old ground-plus-three-storey buildings.

The project will be carried out in two phases, with plans to construct 20 rehabilitation towers of 23 storeys each.

In the first phase, 1,401 residents from Plot B will be rehabilitated. While 864 flats are ready for handover, the remaining 537 units are in the final stages of construction and are expected to be completed by April 2026.

Approximately 65 percent of the land parcel has already been used for rehabilitation housing.


Second Phase Construction In Progress

The second phase of the redevelopment will focus on Plot A, where three buildings are currently under construction out of a planned 12 rehabilitation towers.

Residents from these chawls have been temporarily relocated to transit camps and are being offered either temporary accommodation or monthly rent support.

Both residential and commercial tenants are receiving ₹25,000 per month as advance rent for 11 months during the redevelopment period.


Larger Homes With Modern Facilities

Many families currently living in 160-square-foot chawl rooms—often occupied by multiple generations—will receive 500-square-foot carpet area 2BHK apartments free of cost on an ownership basis in the redeveloped towers.

The redevelopment is designed to create a modern, self-sufficient residential township, featuring several community facilities including:


  • A dedicated school building
  • Welfare centre
  • Sewage treatment plant
  • Solar energy systems
  • Rainwater harvesting infrastructure


MHADA will also maintain the common amenities of the rehabilitated buildings for 12 years, ensuring long-term upkeep of the housing complex.


Key Dignitaries To Attend Event

The key distribution ceremony will be attended by several senior leaders, including Eknath Shinde, Sunetra Pawar, Ram Shinde, Rahul Narwekar, Mangal Prabhat Lodha, Ashish Shelar, Neelam Gorhe, and Pankaj Bhoyar.

With thousands of tenants set to be rehabilitated in modern homes, the Naigaon BDD Chawl redevelopment marks a significant step in transforming old housing clusters into safer and more sustainable residential communities in Mumbai.
