G Square Housing Enters Maharashtra With 125-Acre Panvel Project, Announces 13 Developments Across the State
G Square Group has announced its entry into Maharashtra's real estate market with a proposed 125-acre residential plotted development in Narpoli, Panvel, located in the emerging Mumbai 3.0 region. The project will feature 364 residential plots, with sizes starting at 1,000 square feet. Early-bird prices for residential plots start at Rs. 5,990 per square foot, while plot-plus-villa options are available from Rs. 9,990 per square foot.
The company has also announced plans to launch 13 plotted residential projects across Maharashtra, covering key locations in the Mumbai Metropolitan Region (MMR) and Pune. The expansion aims to bring more land ownership opportunities to homebuyers looking for independent homes and long-term residential investments.
G Square Group's 125-Acre Panvel Project to Offer 364 Residential Plots
The proposed Narpoli development will cover approximately 125 acres and include 364 residential plots. Buyers will have the option to choose plots starting from 1,000 square feet, giving them the flexibility to build independent homes based on their needs, preferences, and budgets.
As part of its introductory offer, the company has announced the following starting prices:
- Residential plots: Rs. 5,990 per square foot.
- Plot-plus-villa option: Rs. 9,990 per square foot.
The project is designed to attract buyers who prefer owning individual land instead of purchasing apartments. The plot-plus-villa option will also provide an opportunity for customers interested in combining land ownership with a villa-style home.
Panvel Project Offers Connectivity to Navi Mumbai and Major Infrastructure
The Narpoli project is located in the wider Panvel region, which is seeing growing interest due to infrastructure development and improved connectivity across the Mumbai Metropolitan Region.
The location has reported road connectivity towards Panvel and Navi Mumbai, along with access to Rasayani and Somtane railway stations on the Panvel-Roha railway corridor.
The development also benefits from its broader connectivity to the upcoming Navi Mumbai International Airport and major road networks. Schools, colleges, hospitals, and other essential facilities are available in the surrounding areas.
These connectivity advantages are expected to make the wider Panvel region an important destination for people exploring residential property options outside Mumbai's established urban areas.
G Square Highlights Land Ownership and Competitive Pricing
According to G Square Group, its large-scale land acquisition strategy allows the company to offer residential plots at prices that are around 20% to 30% below prevailing market rates.
The developer has also highlighted its experience in existing markets, where some of its properties have reportedly appreciated to three or four times their original purchase prices. The company attributes this growth to infrastructure improvements and the development of nearby residential and commercial areas.
However, actual property appreciation can differ depending on location, market conditions, infrastructure development, and the timing of investment.
The company has also stated that the Narpoli project is planned to provide 100% land ownership without any loss of an undivided share (UDS), subject to the final legal and ownership structure. Essential amenities are also planned, although detailed specifications have not yet been announced.
