MHADA Vice-President and CEO IAS Sanjeev Jaiswal reviewed major affordable housing projects in Kalyan taluka, including Khoni, Shirdhon, Gotheghar and Bhandarli. The projects, developed by the Konkan Housing and Area Development Board, include more than 25,000 homes for EWS and LIG families along with supporting civic infrastructure. MHADA has directed officials to ensure timely completion, high construction quality and improved amenities to create integrated residential communities across the Mumbai Metropolitan Region.

MHADA Vice-President and CEO IAS Sanjeev Jaiswal conducted an extensive review of large-scale housing projects being developed in Kalyan taluka of Thane district by the Konkan Housing and Area Development Board, reinforcing MHADA’s growing focus on accelerating affordable housing delivery across the Mumbai Metropolitan Region.

The inspection covered key housing project sites at Khoni, Shirdhon, Gotheghar and Bhandarli, where thousands of residential units for Economically Weaker Section (EWS) and Low-Income Group (LIG) families are currently under development. During the visit, officials were directed to ensure that all projects are completed with high construction quality, transparency and within stipulated timelines.

Review Focuses on Housing Quality and Civic Infrastructure

During the inspection, multiple aspects of the housing developments were reviewed, including construction quality, internal roads, water supply systems, electricity arrangements, sewage infrastructure, green spaces and civic amenities planned for residents.

The review reflects MHADA’s increasing emphasis not only on housing construction but also on creating integrated residential ecosystems equipped with essential urban infrastructure and public amenities.

Officials stated that the inspection aimed to ensure that beneficiaries receive modern, planned and well-serviced housing environments instead of standalone residential buildings.

Khoni Housing Project Includes More Than 7,000 Homes

One of the biggest projects reviewed during the visit was the Khoni housing project.

The project includes 7,174 residential units along with 152 shops developed primarily for EWS and LIG beneficiaries.

According to MHADA officials, 2,032 housing units were sold through lottery in 2018, followed by 2,016 units in 2021 and another 1,012 units in 2025.

Officials informed that nearly 70 per cent of successful applicants have already received possession of their homes, while the process of handing over remaining units is currently underway.

The project is expected to become one of the largest affordable housing clusters in the Kalyan region.

Shirdhon Project to Deliver Nearly 19,000 Housing Units

The Shirdhon housing project is even larger in scale and includes 18,692 residential units along with 342 shops for EWS and LIG categories.

Under the project, 1,905 EWS housing units were offered through lottery in 2018, while another 5,227 units were made available through the 2025 lottery process.

During the inspection, officials were instructed to accelerate the development of civic amenities and supporting infrastructure proposed within the Shirdhon project.

The project is being viewed as a major affordable housing initiative capable of significantly expanding housing access for lower-income families within the Mumbai Metropolitan Region.

MHADA Plans E-Auction for Shops in Housing Projects

Apart from reviewing residential construction progress, officials were also directed to expedite the completion of commercial and civic infrastructure within the housing layouts.

Authorities plan to conduct an e-auction of shops within the project next month.

Officials stated that preference conditions would be incorporated in the e-auction process to prioritise beneficiary residents from the housing projects themselves.

The move is expected to support local economic activity while also helping residents gain easier access to commercial and daily-use facilities within the township areas.

Affordable Housing Expansion Gains Momentum in MMR

The latest inspection highlights MHADA’s aggressive push to expand affordable housing infrastructure across the Mumbai Metropolitan Region through large integrated projects.

Officials believe projects like Khoni and Shirdhon will play a major role in addressing housing demand among economically weaker and lower-income groups in rapidly growing suburban regions around Mumbai.

Large-Scale Housing Projects Expected to Transform Kalyan Region

With thousands of homes, commercial spaces and civic facilities under development, the Kalyan taluka housing projects are expected to significantly reshape the residential landscape of the region over the coming years.

The projects are being designed not only as housing schemes but as integrated residential communities equipped with roads, utilities, open spaces and essential urban services.

As construction and possession activities continue progressing, MHADA’s affordable housing expansion in the Kalyan region is increasingly emerging as one of the authority’s largest suburban housing initiatives currently underway.
