JOGESHWARI PMGP REDEVELOPMENT: A GAME-CHANGER FOR RESIDENTS AND MHADA WITH 800+ AFFORDABLE HOMES

Mon Apr 06 2026

The redevelopment of the PMGP (Prime Minister's Grant Project) housing colony in Jogeshwari has received a significant green light, thanks to the leadership of IAS Sanjeev Jaiswal, Vice President & CEO of MHADA. This project promises not only to revitalize the area but also to bring substantial benefits to both residents and MHADA. The redevelopment plan includes the construction of modern, spacious homes for the residents while enabling MHADA to secure a lucrative share of new residential properties.

With the new redevelopment plan taking shape, 27,625 square meters of land will be used for various purposes, offering residents a chance to step into well-designed homes while MHADA stands to benefit with approximately 800 to 900 new flats. The project's dual focus on redevelopment and expansion will significantly impact the local real estate landscape.

Redevelopment Plans: Transforming Jogeshwari’s PMGP Colony

The Jogeshwari PMGP redevelopment is set to make a massive impact. Approximately 50% of the total land area will be dedicated to constructing residential buildings for rehabilitation, ensuring that the current residents will have the first right to these new homes. These newly developed flats will offer modern amenities, with 450 square feet of living space designed for comfort and practicality.

The remaining land will be used to build saleable flats, which will be sold through the MHADA lottery system, offering affordable housing options for various income groups. The project aims to cater to the growing demand for homes in Mumbai’s Western suburbs while also providing a practical solution for urban housing shortages.

Number of Flats and Expected Impact

According to MHADA's estimates, the redevelopment will yield around 800 to 900 flats for sale, with these properties expected to be sold through a lottery system. These flats will cater to the middle-income group (MIG) and low-income group (LIG), providing a rare opportunity for affordable housing in an area where property prices have been on a consistent rise.

This development will also significantly benefit the residents of the existing 17 four-story buildings that make up the current PMGP colony. These structures have long been in need of repair, with 942 residential flats and 42 non-residential shops in poor condition. By offering 450 square feet apartments, MHADA is taking a proactive step in improving the quality of life for these residents, who have been waiting for a long time for better housing options.

Layout and Design of New Flats

As part of the redevelopment, MHADA has laid out a plan to construct two types of flats on the available land. These flats will cover 450 square feet and 650 square feet of area, catering to different needs and budgets. The design includes four wings per building, each with 200 flats, with a total of 16 buildings.

These flats will be constructed within height limits imposed by the funnel zone, resulting in buildings reaching a height of approximately 55 to 56 meters. While the height restriction may limit some of the development’s verticality, it ensures compliance with safety and urban planning guidelines.

The redevelopment will also include 17-story buildings for additional residential units. Approximately 550 flats will be allocated for middle-income groups (MIG), while 300 to 350 flats will be designated for low-income groups (LIG). The total development is expected to be completed in phases, with a mix of rehabilitated and newly constructed homes available for residents and the general public.

Affordable Homes: The MHADA Contribution

The redevelopment of Jogeshwari’s PMGP colony reflects MHADA’s ongoing commitment to addressing Mumbai's housing crisis. With Mumbai's property prices continually on the rise, affordable housing remains a critical concern. This project provides a tangible solution to that problem by ensuring that the homes built through the saleable flats cater to the middle and low-income groups who are often left out of Mumbai's expensive real estate market.

This initiative by MHADA under the leadership of IAS Sanjeev Jaiswal will contribute significantly to Mumbai’s housing market by offering affordable homes in prime locations like Jogeshwari, which is strategically placed close to vital transportation links and commercial hubs.

Future of Housing in Mumbai: MHADA’s Strategic Focus

The Jogeshwari PMGP redevelopment is just one of several projects undertaken by MHADA to alleviate Mumbai's housing woes. By focusing on building homes for low-income groups and middle-income groups, MHADA is helping to ensure that homeownership remains within reach for those who are most in need. The combination of rehabilitation and new residential units within the project will not only improve the living standards of existing residents but also create an opportunity for aspiring homeowners through the lottery system.

As more such projects are initiated, the role of MHADA in transforming Mumbai’s urban landscape will become even more critical. These projects not only aim to meet the immediate housing needs of the city’s residents but also contribute to the long-term growth and sustainability of Mumbai's real estate sector.

Conclusion: A Bright Future for Jogeshwari and MHADA

The Jogeshwari PMGP redevelopment is a step forward in solving the housing crisis in Mumbai's western suburbs. With the leadership of IAS Sanjeev Jaiswal, MHADA is bringing affordable, modern homes to the area, benefiting both current residents and new buyers. The development will not only provide 800 to 900 homes for sale but will also offer much-needed relief to those in the middle-income and low-income groups. This project represents the future of urban housing in Mumbai, where the focus is on affordability, accessibility, and sustainable development.

As the project progresses, MHADA's commitment to affordable housing remains steadfast. For those looking to own a home in Mumbai, this initiative offers a promising opportunity. Stay tuned to MHADA’s official announcements for updates on the lottery system and the availability of flats.
