Maharashtra Opens 3 Model SROs for Faster Registration

New Model SROs Expand Maharashtra’s Digital Property Registration Network

Maharashtra has expanded its property registration services with the launch of three new Model Sub-Registrar Offices (SROs) in Mumbai, Navi Mumbai and Nagpur. The latest facilities take the total number of Model SROs in the state to four, following the opening of the first centre in Pune.

The new Mumbai centre was inaugurated at the Trade Center in Bandra Kurla Complex (BKC). The initiative is designed to give citizens a faster and more convenient option for registering property-related documents through improved infrastructure and digital services.

Model SROs Offer an Optional Faster Registration Service

The Model SROs will work alongside Maharashtra’s existing government registration offices. Citizens can continue to use regular SROs without paying an additional service charge. Those who prefer the Model SRO service can choose the facility by paying a ₹5,500 registration service fee.

The centres will handle several types of property documents, including sale deeds, lease deeds, gift deeds, powers of attorney and wills. Digital systems and streamlined procedures are expected to help reduce waiting times and make the registration process easier for applicants.

Maharashtra Plans 60 Model SROs Across the State

The state government plans to establish 60 Model SROs across Maharashtra in phases. The project is being carried out under a five-year contract awarded by the Inspector General of Registration and Controller of Stamps to VFS Global in partnership with WE Excel Software Pvt. Ltd.

The ₹5,500 service fee collected at these privately operated centres will support the cost of operating and maintaining the facilities. According to an IGR official, if registrations at a Model SRO cross 50 in a year, additional registration revenue will be shared with the state IGR.

Modern Facilities to Improve the Registration Experience

The new Model SROs are designed to provide a more comfortable environment for citizens. Facilities include air-conditioned premises, Wi-Fi-enabled waiting areas, trained service executives, refreshments and water dispensers.

Applicants can also use digital services before visiting the centre. Public Data Entry is available through the IGR website, payments can be made through Pay 2 IGR, and appointments can be scheduled through the eStep In system.

Government Officials Will Continue to Oversee Registration

Each Model SRO will have a government-appointed Sub-Registrar and senior clerk, while additional staff will be supplied by the private operator. Existing government employees may initially be moved to these centres, while the IGR has also received approval to recruit officials for the required positions.

Inspector General of Registration Ravindra Binwade said the expanded Model SRO network is aimed at providing citizens with a faster, transparent and convenient property registration experience through modern facilities and digital processes.

The Model SRO program will continue to operate alongside Maharashtra’s existing government registration offices, giving citizens the choice of using traditional services or the new upgraded facilities.
