The Maharashtra Real Estate Regulatory Authority (MahaRERA) has announced an automatic four-month extension for eligible registered real estate projects across Maharashtra. The decision comes under the force majeure provisions of the Real Estate (Regulation and Development) Act, 2016, following disruptions linked to the ongoing conflict in West Asia.
The move is expected to provide relief to housing projects that have faced delays because of difficulties involving global supply chains, transportation, construction materials, and other project-related activities.
MahaRERA issued the order on August 7, allowing eligible projects to receive the extension without submitting separate applications to the regulator.
Which MahaRERA Projects Qualify for the Four-Month Extension?
The four-month extension will cover registered projects whose original, revised, or previously extended completion dates fall on or after February 28, 2026.
However, there is an important exclusion. Projects that were registered with MahaRERA on or after August 1, 2026, will not receive this automatic extension.
This means eligible ongoing housing projects can get additional time to complete their registered timelines without going through a separate extension application process.
MahaRERA Invokes Force Majeure Under RERA
MahaRERA has used its powers under Sections 6 and 37 of the RERA Act to provide the relief.
The decision follows action at the central government level. In an Office Memorandum issued on April 29, the Ministry of Finance treated the prevailing West Asia situation as “War” for the purpose of invoking force majeure provisions.
Later, the Ministry of Housing and Urban Affairs (MoHUA), through an advisory dated July 31, asked Real Estate Regulatory Authorities to issue common orders providing a four-month extension to eligible projects.
Instead of asking individual developers to file separate applications, the advisory supported a common and automatic extension mechanism.
No Separate Application Required From Developers
One of the biggest advantages of the MahaRERA order is that eligible developers do not need to approach the authority individually for the four-month extension.
The extension will be applied automatically to qualifying projects.
MahaRERA has directed its Registration and IT Cell to update the regulator's records and online portal so that the extension can be implemented immediately.
This approach is expected to reduce paperwork and administrative delays for developers while making the process easier to manage.

Kamlesh Thakur, President of NAREDCO Maharashtra, described the four-month automatic extension as a timely and practical decision during an unusual period for the sector.
He said the measure recognizes the genuine impact of geopolitical disruptions on global supply chains, construction material availability, logistics, and project execution.
Thakur also highlighted the importance of making the extension automatic. According to him, removing the requirement for individual applications can reduce procedural delays and allow developers to concentrate more on completing their projects while continuing to follow RERA requirements.

The MahaRERA decision is expected to support a significant number of eligible housing projects across Maharashtra.
