Project Moves Forward After Policy Decision, Offering Larger Homes, Higher Rent Support, and Faster Redevelopment Roadmap

The Abhyudayanagar, Kalachowki Redevelopment Project has reached a significant milestone, with the redevelopment proceedings moving ahead following a key policy decision by the Maharashtra Government. The project is now progressing under a revised rehabilitation framework designed to provide improved housing benefits and ensure timely redevelopment for eligible residents.

Earlier, MHADA made repeated efforts to appoint a Construction and Development (C&D) Agency for the project by publishing tenders on three separate occasions. However, no bids were received, making it difficult to move the redevelopment process forward through the original implementation model.

To overcome this challenge and prevent further delays, a high-level meeting chaired by Chief Minister Devendra Fadnavis on April 11, 2025, resulted in a major policy decision aimed at accelerating the long-pending redevelopment project.

Under the revised rehabilitation framework, eligible residents will receive 620 sq. ft. carpet area rehabilitation flats, a substantial improvement in housing standards. During the construction period, beneficiaries will also be provided monthly rental assistance of ₹25,000, ensuring that families have adequate financial support while redevelopment work is underway.

In addition, residents will receive 4.0 FSI-based construction area benefits as per the approved Non-Agricultural Rehabilitation Criteria (NRC) through the housing stock-sharing model. This revised approach is expected to make the project more viable while ensuring better rehabilitation benefits for all eligible occupants.

MHADA officials have confirmed that further administrative and technical procedures are now being carried out in line with the government’s decision, paving the way for the next phase of redevelopment.

For the Abhyudayanagar, Kalachowki Redevelopment Project, MHADA has continued to pursue alternative implementation strategies after unsuccessful tendering attempts, ensuring that the project remains on track without compromising the interests of residents. The revised rehabilitation package reflects MHADA's commitment to providing larger homes, adequate rental assistance, and sustainable redevelopment solutions.
