Work Completed; MHADA Awaits Occupancy Certificate Before Flat Distribution to Eligible Residents

The long-awaited rehabilitation process for residents of the historic BDD Chawls in Worli has reached another important milestone. The internal construction work for 556 redeveloped residential flats has been completed, bringing the project one step closer to handing over modern homes to eligible beneficiaries.

According to MHADA officials, the redevelopment process for these 556 apartments has entered its final administrative phase. The authority has submitted a proposal to the Brihanmumbai Municipal Corporation (BMC) regarding the applicable land plot charges. Once the proposal receives approval and the required fees are processed, the municipal authority is expected to issue the Occupancy Certificate (OC) for the completed buildings.

After obtaining the Occupancy Certificate, MHADA will begin the formal process of allotting and distributing the newly constructed flats to eligible residents.

Administrative Clearance Is the Final Step

While the physical construction and internal finishing work have already been completed, the project is currently awaiting statutory approvals before residents can move into their new homes.

Officials stated that the Occupancy Certificate is a mandatory legal requirement confirming that the buildings meet all construction, safety, and civic infrastructure norms. Once the certificate is issued, MHADA will initiate the flat possession and allotment process without delay.

This development represents another major step in Maharashtra's ongoing effort to modernize some of Mumbai's oldest government housing colonies.

BDD Worli Redevelopment Continues to Transform Historic Housing

The BDD (Bombay Development Department) Chawls redevelopment project is among Maharashtra's largest urban renewal initiatives. The redevelopment aims to replace century-old residential buildings with modern high-rise apartments equipped with improved infrastructure, better sanitation, elevators, parking facilities, landscaped open spaces, and enhanced community amenities.

The Worli redevelopment is part of the broader BDD transformation program covering Worli, Naigaon, NM Joshi Marg, and Sewri. Thousands of families are expected to benefit from the phased redevelopment project once completed.

In recent years, the state government and MHADA have consistently reviewed construction progress to ensure faster rehabilitation of existing residents while maintaining construction quality and regulatory compliance.

Sanjeev Jaiswal Focuses on Faster Project Delivery

Under the leadership of IAS Sanjeev Jaiswal, Vice President and Chief Executive Officer of MHADA, the authority has placed greater emphasis on accelerating housing delivery across Maharashtra while ensuring that redevelopment projects move smoothly through both construction and administrative stages.

Jaiswal has focused on reducing delays in rehabilitation projects by strengthening coordination between MHADA, municipal authorities, and other government agencies responsible for statutory approvals. His approach has emphasized timely execution, transparent project monitoring, and quicker completion of housing developments intended for eligible beneficiaries.

The completion of internal work for the 556 Worli flats reflects MHADA's continued efforts to move redevelopment projects toward possession and occupancy while ensuring that all legal and technical requirements are fulfilled before handover.

Occupancy Certificate to Unlock Flat Distribution

Once the Brihanmumbai Municipal Corporation approves MHADA's proposal regarding the applicable land-related charges and issues the Occupancy Certificate, the authority will immediately proceed with the distribution process for the completed flats.

Eligible residents who have been waiting for permanent rehabilitation will then be able to receive possession of their newly constructed homes, marking another significant milestone in the ongoing BDD redevelopment program.

The completion of these 556 flats also reinforces MHADA's broader objective of delivering safe, modern, and legally compliant housing while supporting Mumbai's large-scale urban redevelopment initiatives.
