Redevelopment of Buildings 67 and 68 Gets Benefit Under 2021 Government Resolution
The Maharashtra Housing and Area Development Authority (MHADA) has released details about a 50% concession on the applicable premium for the redevelopment of Buildings 67 and 68 at Gandhi Nagar in Bandra East, Mumbai.
The project covers Gandhi Nagar Jalkiran Co-operative Housing Society and Gandhi Nagar Shri Ganesh Co-operative Housing Society. MHADA issued the latest communication on September 30, 2026, in connection with the redevelopment benefit provided under the Maharashtra Government Resolution dated January 14, 2021.
The latest update provides details about the approved residential units, units already sold, and the remaining unsold homes covered by the concession.
50% Premium Concession Granted Under Government Policy
Under the January 14, 2021 Government Resolution, the housing societies and developer received a 50% concession on the applicable premium for 7,446.72 square meters of additional construction area.
The concession forms part of the state government's redevelopment policy for eligible projects. MHADA has also shared the relevant project and beneficiary information with registration and stamp duty authorities as required under the government guidelines.
131 Residential Units Included in the Redevelopment
According to the MHADA communication, the approved project includes 131 residential units with a combined built-up area of 7,453.20 square meters.
Out of these, 126 residential units, covering 7,136.03 square meters, have already been sold. The developer has informed MHADA that the required stamp duty for these registered transactions has been paid.
Five residential units remain unsold. Together, these units have a built-up area of 317.17 square meters.
The five unsold units are:
- A/101, measuring 66.93 sq. m.
- A/102, measuring 62.56 sq. m.
- A/1103, measuring 62.56 sq. m.
- A/1303, measuring 62.56 sq. m.
- A/1603, measuring 62.56 sq. m.
Lio Infrastructure Named as Project Developer
MHADA has identified Lio Infrastructure Pvt. Ltd. as the developer for the Gandhi Nagar redevelopment project.
The authority referred to communication received from the developer regarding the residential units covered by the benefit under the January 14, 2021 Government Resolution.
MHADA has also forwarded information about the project to the Inspector General of Registration and Stamp Controller and other concerned registration authorities for information and necessary action.
Stamp Duty to Be Paid for Five Unsold Homes
While the redevelopment project has received the applicable benefit under the government resolution, MHADA has clarified the stamp duty requirement for the five units that are still unsold.
The developer will be responsible for paying the applicable stamp duty when these remaining units are registered in the future.
This clarification follows the completion of registrations for 126 of the 131 residential units covered under the project.
Gandhi Nagar Project Supports Mumbai's Redevelopment Drive
The redevelopment of Buildings 67 and 68 adds to Mumbai's ongoing efforts to renew older residential properties and improve housing infrastructure. MHADA, under the leadership of Vice President and CEO IAS Sanjeev Jaiswal, continues to handle redevelopment-related administrative processes and housing renewal initiatives across the city.
The September 30, 2026 communication gives registration authorities and other stakeholders a clear record of the premium concession, approved residential units, completed sales and remaining unsold homes associated with the Gandhi Nagar redevelopment.
The project reflects the role of government redevelopment policies in supporting the renewal of older housing properties while providing a structured framework for societies, developers and residents.
