MHADA Konkan Board Sells 17,057 Vacant Homes in 10 Months, Generates Nearly ₹4,000 Crore

The Maharashtra Housing and Area Development Authority (MHADA) has achieved a major milestone by selling 17,057 previously vacant homes through its Konkan Board in just 10 months, generating nearly ₹4,000 crore in revenue. The achievement follows a focused effort to sell housing units that had remained unsold for years due to pricing concerns, limited buyer interest, and a lack of basic infrastructure in some locations.

MHADA Accelerates Sales of Vacant Homes Across Konkan

Thousands of unsold homes were available across Virar-Bolinj, Khoni, Bhandarli, Gotheghar, and Shirdhon. Many of these units were developed under MHADA housing schemes and the Pradhan Mantri Awas Yojana (PMAY), but attracted limited interest from potential buyers.

To address this challenge, MHADA introduced a dedicated strategy to improve sales and make these homes accessible to more eligible applicants. Under the leadership of MHADA Vice President and Chief Executive Officer IAS Sanjeev Jaiswal, the Konkan Board adopted multiple measures to speed up the sale of vacant housing units. These included priority-based sales, partnerships with banks and private institutions, and assistance from RERA-registered real estate agents.

MHADA also increased promotional activities through advertisements and information stalls at railway stations and markets. These efforts helped the authority reach more potential homebuyers, improve awareness of available properties, and generate interest in homes that had remained unsold for years.

The sales drive reflects MHADA's efforts to improve housing management, use public assets more effectively, and expand access to affordable homes across the Konkan region.

Nearly All Previously Vacant Homes Sold Across Key Locations

By November 2025, approximately 5,414 homes remained unsold in Virar-Bolinj, while another 12,338 units were available across Khoni, Bhandarli, Gotheghar, and Shirdhon.

The Konkan Board subsequently intensified its sales campaign and introduced additional measures to connect with potential buyers. These efforts resulted in the sale of 17,057 previously vacant homes within 10 months, bringing the long-standing inventory backlog close to resolution.

According to the report, only 695 homes in Virar-Bolinj remain available for sale. These units are reserved for eligible applicants under social reservation categories, and the sales process is ongoing.

The progress is expected to improve the utilization of existing housing stock while creating more opportunities for eligible families to purchase homes through MHADA schemes.

MHADA Generates Nearly ₹4,000 Crore From Housing Sales

The sale of 17,057 homes has generated approximately ₹4,000 crore in revenue for MHADA. However, around ₹1,100 crore to ₹1,200 crore remains pending collection.

Of the homes covered by the broader housing program, approximately 6,500 units in Khoni and Shirdhon have been allocated to the Forest Department for the rehabilitation of people removed from encroachments within Sanjay Gandhi National Park. The corresponding payments have not yet been fully received by MHADA.

The collection of outstanding payments remains an important priority for the authority. These funds can support financial planning and help MHADA continue its work on affordable housing and future development projects.

MHADA Konkan Board Plans More Affordable Housing Projects

With most of its previously vacant homes sold, the Konkan Board is now focusing on securing land for future housing developments. The limited availability of suitable land has emerged as a key challenge as the authority works to meet the region's growing demand for affordable housing.

MHADA is following up with the Maharashtra government to identify and secure suitable land for new projects. Access to additional land will help the Konkan Board plan future housing schemes and offer more homes to eligible applicants through upcoming lotteries.

The Konkan region remains an important area for residential development, supported by growing urban communities and demand for affordable housing. New projects could provide more options for families seeking homes at accessible prices while supporting planned growth across the region.

Better Use of Housing Assets Supports MHADA's Future Plans

The sale of 17,057 vacant homes marks an important achievement for MHADA's Konkan Board. The focused sales strategy under the leadership of IAS Sanjeev Jaiswal has helped address a long-standing inventory challenge and generate nearly ₹4,000 crore in revenue.

Going forward, the authority will focus on collecting pending payments, securing land, and developing additional affordable homes. These steps can help MHADA make better use of public resources and continue providing housing opportunities to eligible citizens across Maharashtra.
