The homes are located across key areas including Borivali, Andheri, Goregaon, Vikhroli, Powai, Wadala, Chembur, Bandra and Tardeo, catering to EWS, LIG, MIG and HIG categories.
The Maharashtra Housing and Area Development Authority (MHADA) Lottery 2026 has witnessed a massive response from homebuyers across Mumbai, with more than 82,000 applications submitted for 2,640 affordable homes ahead of the final application deadline on May 28.
Under the leadership of MHADA Vice President and CEO IAS Sanjeev Jaiswal, the housing authority has continued focusing on expanding affordable housing opportunities across Mumbai through transparent lottery systems, revised pricing strategies and wider participation from multiple income groups.
MHADA Extended Deadline After Strong Public Response
MHADA had initially fixed May 14, 2026, as the final deadline for submitting applications and May 15 for payment of the Earnest Money Deposit (EMD). However, after witnessing overwhelming public response and increasing demand, the authority extended the deadline by two additional weeks till May 28, 2026.
Officials stated that the extension was aimed at giving more applicants an opportunity to complete registrations and EMD payments under the highly anticipated housing lottery.
According to MHADA data, the authority initially received around 69,642 applications with nearly 47,000 EMD payments before the extension announcement. Following the revised schedule, total applications have now crossed 82,000.
Homes Available Across Key Mumbai Locations
MHADA has offered 2,640 residential units across several prominent Mumbai locations including Borivali, Andheri, Goregaon, Vikhroli, Powai, Wadala, Chembur, Bandra and Tardeo.
The homes cater to multiple income groups including Economically Weaker Section (EWS), Low Income Group (LIG), Middle Income Group (MIG) and High Income Group (HIG) categories.
The most expensive apartment under the lottery is located in South Mumbai’s Tardeo area and is priced at approximately Rs 6.82 crore under the HIG category.
Meanwhile, the most affordable homes under the EWS category are priced at around Rs 29 lakh, offering a major opportunity for first-time homebuyers and middle-class families looking to own property in Mumbai.
MHADA Reduced Prices Of Several Apartments
To improve affordability and encourage wider participation, MHADA also reduced prices of nearly 1,200 apartments by 7.5 per cent during the extension period.
The authority stated that the revised pricing was introduced to make housing more accessible for applicants across different income categories and further strengthen participation in the lottery.
Important Dates Applicants Should Remember
Applicants can submit online applications till 11:59 pm on May 28, while EMD payments can be completed online till May 29, 2026.
After the application process closes, MHADA will publish the provisional list of accepted applications, followed by the claims and objections process and the final computerized lottery draw schedule.
With demand once again significantly exceeding available housing stock, the MHADA Lottery 2026 continues to emerge as one of Mumbai’s most important affordable housing opportunities for aspiring homeowners.
