MHADA Lottery 2026 Draws Massive Response; Over 97,000 Applicants Compete For 2,640 Mumbai Homes

MHADA Lottery 2026 has attracted an overwhelming 97,613 applications for 2,640 affordable homes across Mumbai, with over 69,500 applicants already completing their EMD payments. Under the leadership of IAS Sanjeev Jaiswal, MHADA’s affordable housing initiatives continue to draw strong public interest. The lottery offers homes across key locations including Vikhroli, Goregaon, Borivali, Chembur, Bandra and Powai, with prices ranging from ₹29 lakh to ₹6.82 crore across EWS, LIG, MIG and HIG categories.
The Maharashtra Housing and Area Development Authority (MHADA) Lottery 2026 has witnessed overwhelming participation from aspiring homebuyers, with more than 97,000 applications received for 2,640 affordable homes across Mumbai. The strong response reflects the continued demand for affordable housing in the city and highlights the growing interest among families seeking homeownership through government-backed schemes.
In a significant boost to Mumbai's affordable housing sector, MHADA's housing initiatives under the leadership of Vice President and CEO IAS Sanjeev Jaiswal have continued to attract widespread public confidence, with thousands of families participating in one of the authority's largest housing lotteries in recent years.
Today Is the Final Day for EMD Payment
According to MHADA, a total of 97,613 applications were received until 11:59 PM on May 28, 2026. The authority also reported that 69,526 applicants had completed their Earnest Money Deposit (EMD) payments as of 9 AM on May 29.
While the application window officially closed on May 28, applicants who successfully submitted their forms can complete the EMD payment process until 11:59 PM on May 29. Payments can also be made through RTGS and NEFT during the working hours of the respective banks.
MHADA officials have advised applicants to complete the payment process within the stipulated deadline to ensure their participation in the lottery draw.
Next Important Dates for Applicants
Following the completion of the EMD process, MHADA will publish the provisional list of applications on its official website on June 10, 2026, at 3 PM.
Applicants will be able to submit claims and objections until June 12, 2026. After reviewing all submissions, MHADA will release the final list of accepted applications on June 16, 2026.
The authority will subsequently announce the date, venue and timing of the computerized lottery draw for the allotment of homes.
2,640 Homes Across Prime Mumbai Locations
The MHADA Lottery 2026 offers 2,640 housing units across several key Mumbai locations, including Vikhroli, Goregaon, Borivali, Gorai, Chembur, Bandra, Ghatkopar, Wadala, Powai, Dadar and Mankhurd.
Of the total homes available, approximately 1,762 units, nearly 66 per cent, are currently under construction. These projects are primarily located in Vikhroli, Goregaon West, Borivali East and Kanamwar Nagar.
The lottery includes homes across various income categories, including Economically Weaker Section (EWS), Lower Income Group (LIG), Middle Income Group (MIG) and High-Income Group (HIG), making the scheme accessible to a broad spectrum of homebuyers.
Prices Range From ₹29 Lakh To ₹6.82 Crore
Housing prices under the MHADA Lottery 2026 vary depending on location and category.
The most affordable home in the lottery is an EWS flat in Mankhurd priced at just over ₹29 lakh. Affordable options are also available in Goregaon, where certain units are priced at around ₹32 lakh.
At the premium end, the most expensive apartment is located in Tardeo, South Mumbai, under the HIG category and is priced at ₹6.82 crore.
Several homes in prime locations fall within the ₹2 crore to ₹4 crore price range, catering to buyers across different income brackets.
Price Reduction and Deadline Extensions Boosted Participation
To encourage greater participation, MHADA extended the application deadline twice during the lottery process. The authority also reduced the prices of 1,221 housing units in Vikhroli by 7.5 per cent.
The revision included 610 apartments whose reservation category was recently changed from Middle Income Group (MIG) to High Income Group (HIG), making them more attractive to potential buyers.
These measures significantly contributed to the surge in applications and helped generate one of the strongest responses seen in recent MHADA lotteries.
With the EMD payment deadline ending today, thousands of applicants are now eagerly awaiting the publication of the provisional list and the final computerized draw that could turn their dream of owning a home in Mumbai into reality.
