MHADA Lottery 2027: Mumbai May Get 2,500 Affordable Homes for Sale, Announcement Expected in January or February

Mumbai homebuyers may get another opportunity to purchase affordable homes through the Maharashtra Housing and Area Development Authority (MHADA) in 2027. The authority is preparing to offer approximately 2,000 to 2,500 homes under its upcoming Mumbai housing lottery, with the announcement expected in January or February 2027.

The proposed lottery is likely to offer a similar number of homes to the previous edition as MHADA continues to expand affordable housing opportunities across the Mumbai real estate market.

MHADA Lottery 2027: When Will the New Housing Scheme Be Announced?

MHADA Vice President and Chief Executive Officer Sanjeev Jaiswal said in August 2026 that preparations for the upcoming Mumbai housing lottery were underway. The authority was reviewing key details, including the number of homes planned for the scheme.

According to officials, MHADA aims to announce the lottery in January or February 2027. The housing draw is tentatively expected to take place around March or April, following the authority's usual schedule.

However, the final number of apartments, their locations, prices, and eligibility requirements have not yet been confirmed. Homebuyers will need to wait for the official notification for complete information about the application process and important dates.

How Many Affordable Homes Will MHADA Offer in 2027?

The upcoming MHADA Mumbai lottery is expected to include around 2,000 to 2,500 affordable homes in Mumbai. The plan reflects the authority's continued efforts to make homeownership more accessible to eligible buyers in one of India's most expensive property markets.

MHADA is also working to increase the availability of housing through redevelopment projects, including cluster redevelopment initiatives. These efforts are expected to support the creation of additional residential opportunities in Mumbai.

Established in 1977, MHADA is a key government agency responsible for providing affordable housing across Maharashtra. According to the Maharashtra government's Economic Survey 2025-26, the authority had constructed approximately 5.27 lakh homes across the state up to November 2025.

MHADA Lottery 2026: Homes Offered Across Mumbai

The previous MHADA Mumbai housing lottery, announced in March 2026, offered 2,640 affordable homes in several parts of the city.

The homes were located in areas including Borivali, Kandivali, Goregaon, Powai, Vikhroli, Tardeo, Wadala, and Dadar. This gave eligible applicants an opportunity to explore housing options across different parts of Mumbai.

Prices varied significantly depending on the location and property category. The least expensive home was priced at approximately ₹29 lakh, while the most expensive apartment in South Mumbai cost more than ₹6 crore.

Applications for the 2026 lottery closed in May, and the draw results were announced on August 6, 2026.

What Should Homebuyers Expect From MHADA Lottery 2027?

For people planning to buy a home in Mumbai, the upcoming MHADA lottery could offer another opportunity to secure a property through a government-supported housing scheme.

However, prospective applicants should keep in mind that the expected number of homes and announcement schedule are not final until MHADA releases its official notification.

Homebuyers should follow MHADA's official announcements for details about available apartments, category-wise prices, eligibility conditions, required documents, application fees, and registration deadlines.

With preparations underway, the MHADA Lottery 2027 is expected to remain an important housing opportunity for people seeking more affordable homeownership options in Mumbai.
