New Income Proof Rule Makes MHADA Lottery Applications Easier for Homebuyers

Pune: Applicants seeking affordable homes through the Pune Housing and Area Development Board's MHADA lottery can now submit income proof from either of the last two financial years, 2024-25 or 2025-26.

The change is aimed at helping applicants who were facing delays because their latest income tax returns had not yet been verified by the Income Tax Department.

Earlier, applicants were required to provide an income certificate or income tax return for the 2025-26 financial year. Since the returns were filed recently, many applicants were waiting for their verification certificates. This delay was making it difficult for them to complete their MHADA lottery applications on time.

MHADA Allows Income Proof for FY 2024-25 or FY 2025-26

To reduce the difficulty faced by applicants, the Pune Housing and Area Development Board has decided to accept income documents from either FY 2024-25 or FY 2025-26.

The decision was announced by Pune Housing and Area Development Board Chairman Shivajirao Adhalrao Patil. The move also supports MHADA's efforts to keep the housing application process simple and accessible. Under the leadership of MHADA Vice President and CEO IAS Sanjeev Jaiswal, the authority has continued to focus on improving services and making housing opportunities easier for eligible applicants.

Applicants can therefore use their income proof from either of the two financial years, depending on which verified document is readily available to them.

8,462 Homes Included in Pune MHADA Lottery

The Pune MHADA lottery offers a total of 8,462 homes across different housing categories and locations.

The housing units include:

• 2,971 homes under the 20% Inclusive Housing Scheme
• 1,491 homes under the 15% Social Housing Scheme
• 1,968 homes within the Pune Municipal Corporation area
• 1,906 homes in the Pimpri-Chinchwad Municipal Corporation area
• 1,988 homes in the PMRDA region

The large number of homes gives eligible applicants an opportunity to participate in the lottery and apply for housing based on their category and eligibility.

Pune MHADA Lottery Applications Open Until September 15

Applicants can submit their MHADA lottery applications online until September 15, 2026.

The earnest money deposit can be paid online as well as through RTGS or NEFT until September 16. Applicants are advised to complete both the application and payment process within the prescribed deadlines.

MHADA Lottery 2026 Important Dates

The Pune MHADA lottery process will move through several stages after the application window closes.

• September 15: Last date to submit online applications
• September 16: Last date to pay the earnest money deposit
• September 22: Provisional eligible applicants list
• October 1: Last date to submit claims and objections
• October 4: Final eligible applicants list
• October 13: Computerized MHADA lottery draw

The computerized draw will determine the successful applicants for the available housing units.

Income Rule Change Expected to Help More Applicants

The decision to accept income proof from either FY 2024-25 or FY 2025-26 is expected to provide greater flexibility to applicants. Those who are still waiting for verification of their latest tax documents can now use eligible income proof from the previous financial year.

The revised requirement is intended to reduce paperwork-related delays and help more eligible applicants complete their Pune MHADA lottery applications within the given timeline.
