Applications Far Exceed Available Homes
The MHADA Lottery 2026 has seen applications rise far beyond the number of available housing units.
Against 2,640 homes offered under the scheme, MHADA has already received 78,976 applications as of May 18, 2026. Additionally, 55,244 applicants have already deposited the mandatory Earnest Money Deposit (EMD), indicating strong buying intent among applicants.
The huge response once again underlines the continued demand for affordable and government-backed housing schemes in Mumbai, especially at a time when property prices in the private market remain high.
MHADA Extends Application Timeline
To accommodate growing participation, MHADA extended the application timeline and released a revised schedule for the lottery process.
Interested applicants can now submit online applications until 11:59 pm on May 28, 2026. Online EMD payments can be completed until 11:59 pm on May 29, 2026.
Applicants making payments through RTGS or NEFT can complete transactions during banking hours on May 29.
According to the revised timeline, the provisional list of applications will be published on June 10, 2026, at 3 pm. Claims and objections can be submitted until June 12, 2026, while the final accepted application list will be published on June 16, 2026.
The date and venue for the computerized draw will be announced later.
Price Reduction Boosts Buyer Interest
MHADA also introduced key pricing revisions to improve affordability and attract greater participation.
The authority reduced prices of 1,221 apartments in the Vikhroli project by 7.5 percent. Additionally, 610 units were reclassified from the Middle Income Group (MIG) category to the Higher Income Group (HIG) category.
The revised pricing structure significantly boosted interest among homebuyers and helped increase participation in the lottery process.
The extension of application deadlines twice further allowed more applicants to participate in the scheme.
Majority of Homes Located in Key Mumbai Areas
Out of the total 2,640 homes offered under the lottery, approximately 1,762 units, or nearly 66 percent, are currently under construction.
These housing units are located across important Mumbai locations including Vikhroli, Goregaon and Borivali.
According to available data, 128 apartments are located in Borivali East and 85 apartments are situated in Goregaon West, while the remaining inventory is spread across Kanamwar Nagar and Vikhroli.
The wide geographic spread of projects has helped attract applicants from different income groups and residential preferences across Mumbai.
