The MHADA Mumbai Board Lottery 2026 has received a strong public response, with 78,976 applications submitted for 2,640 flats across Mumbai. As per data released on May 18, 2026, 55,244 applicants have confirmed participation by paying the mandatory Earnest Money Deposit. The application deadline has been extended till 11:59 p.m. on May 28, 2026, while online EMD payments can be made till 11:59 p.m. on May 29, 2026. The lottery includes homes across multiple Mumbai locations and income categories, along with a 7.5% price reduction and free parking benefits for selected apartments in the Kannamwar Nagar, Vikhroli East project.
The MHADA Mumbai Board Lottery 2026 is witnessing overwhelming participation from homebuyers across the city, with the Maharashtra Housing and Area Development Authority (MHADA) receiving 78,976 applications for 2,640 apartments under its latest computerized housing lottery. The strong response to MHADA Lottery 2026 comes at a time when MHADA Vice Chairman and CEO IAS Sanjeev Jaiswal is aggressively driving large-scale housing expansion and redevelopment projects across Mumbai, with a sharper focus on improving access to organized and affordable homes for citizens across income groups.
More Than 55,000 Applicants Have Already Confirmed Participation
According to MHADA data released on May 18, a total of 55,244 applicants have already confirmed their participation in the lottery process by paying the mandatory earnest money deposit (EMD).
The high number of EMD submissions indicates strong buyer interest and growing confidence in the MHADA housing scheme.
To encourage wider participation and provide additional flexibility to applicants, the Mumbai Housing and Area Development Board has extended the online application deadline until 11:59 p.m. on May 28, 2026.
The online EMD payment deadline has also been extended until 11:59 p.m. on May 29, 2026. Applicants using RTGS or NEFT payment modes can complete transactions until banking hours close on May 29.
MHADA Reduces Apartment Prices in Kannamwar Nagar Project
One of the biggest highlights of MHADA Lottery 2026 has been the reduction in apartment prices for 1,221 homes in the Kannamwar Nagar project located at Vikhroli (East).
MHADA reduced prices by 7.5% to improve affordability and increase participation in the housing scheme.
Additionally, out of the 1,221 apartments included in the project, 610 apartments have now been made available exclusively for the Higher Income Group (HIG).
According to MHADA, prices for 240 apartments each under code numbers 538 and 538-A in Building No. 2 A and B, Pocket-2, Kannamwar Nagar, have been revised from ₹1.34 crore to ₹1.36 crore.
Similarly, prices for 371 and 370 apartments respectively under code numbers 539 and 539-A in Building No. 3 A, B and C, Pocket No. 2, have also been revised from ₹1.34 crore to ₹1.37 crore following the 7.5% reduction.
To make the offer more attractive, MHADA has also announced one free parking space for every apartment holder in the project.

Apartments Available Across All Income Categories
The MHADA Lottery 2026 includes housing inventory across multiple income groups, expanding opportunities for a wider section of homebuyers.
According to MHADA:
- 145 apartments are reserved for the Economically Weaker Section (EWS)
- 858 apartments are reserved for the Lower Income Group (LIG)
- 798 apartments are reserved for the Middle Income Group (MIG)
- 839 apartments are reserved for the Higher Income Group (HIG)
The broad distribution across categories reflects MHADA’s focus on creating housing opportunities for buyers from diverse income segments.
Revised Schedule and Draw Process Announced
As per the revised schedule, the provisional list of received applications will be published on June 10, 2026, at 3:00 p.m. on MHADA’s official website.
Applicants can submit online claims and objections until 3:00 p.m. on June 12, 2026.
The final list of accepted applications will be published on June 16, 2026, at 3:00 p.m.
MHADA has stated that the date, venue, and timing for the computerized draw of lots will be announced later on the official website.
