MHADA Plans ₹25,000 Monthly Rent for Jogeshwari Residents

Jogeshwari PMGP Colony Redevelopment: Sanjeev Jaiswal Leads MHADA Efforts to Seek Approval for Higher Rent

Residents of Jogeshwari’s PMGP Colony may soon receive a higher monthly rent of Rs 25,000 as part of the redevelopment process being handled by the Maharashtra Housing and Area Development Authority (MHADA).

Sanjeev Jaiswal, who is serving as MHADA’s Vice President and Chief Executive Officer, has taken note of the residents’ concerns regarding the current rent amount. Under his direction, MHADA has prepared a proposal to increase the monthly rent from Rs 20,000 to Rs 25,000.

The proposal will be sent to the state government’s Housing Department for final approval.

MHADA Proposes Rs 25,000 Monthly Rent

MHADA is currently providing residents with a monthly rent of Rs 20,000 while they arrange to move out of their homes. However, many residents have requested a higher amount to manage relocation costs and rising living expenses.

Taking note of these concerns, MHADA, under the leadership of Sanjeev Jaiswal, has prepared a proposal to raise the monthly rent to Rs 25,000.

If approved, the revised rent will benefit all 984 units in the colony.

984 Units to Benefit from Rent Increase

The PMGP Colony has 17 four-story buildings spread across a plot measuring around 27,625 square meters. The colony includes 984 units, with 942 residential units and 42 non-residential units.

The buildings have deteriorated over time and require redevelopment. MHADA plans to rebuild the colony after receiving the required approvals from the state government.

Under the current redevelopment plan, residents can choose alternative accommodation or receive monthly rent while the project is underway. However, some residents have been hesitant to vacate their homes because they feel the existing Rs 20,000 rent is not enough.

The proposed increase to Rs 25,000 is expected to address this concern and support the relocation process.

MHADA to Send Proposal for Final Approval

MHADA will forward the rent revision proposal to the Housing Department for approval. The increase will take effect only after the state government gives its consent.

Sanjeev Jaiswal’s involvement in reviewing the residents’ concerns and guiding the proposal is expected to help move the redevelopment process forward. The higher rent could provide residents with better financial support during the transition period.

Rent Cost Could Rise by Nearly Rs 18 Crore

The proposed increase will also raise MHADA’s financial responsibility for the project.

At the current rate of Rs 20,000 per month, the total rent payable to 984 residents is estimated at around Rs 70.84 crore. If the monthly rent rises to Rs 25,000, the total amount is expected to reach approximately Rs 88.56 crore.

This would create an additional financial burden of about Rs 17.71 crore for MHADA.

Despite the higher cost, the proposal aims to respond to residents’ concerns and make the relocation process easier as the redevelopment of Jogeshwari’s PMGP Colony moves ahead.
