MHADA Plans Major Tagore Nagar Redevelopment in Vikhroli Under Group Redevelopment Model

334 Chawls and 10 Buildings Could Be Redeveloped Under the C&D Model

The Maharashtra Housing and Area Development Authority (MHADA) is expanding its group redevelopment program to transform aging housing colonies across Mumbai. The latest project being considered is the Tagore Nagar MHADA Colony in Vikhroli, where a large-scale redevelopment plan is being studied under the Construction and Development Agency (C&D) model.

MHADA has been giving greater attention to group redevelopment to improve old and deteriorating residential structures while creating better housing infrastructure for residents. The Tagore Nagar project is expected to become another important addition to this ongoing redevelopment effort.

Tagore Nagar Set for Large-Scale Transformation

The Mumbai Board of MHADA has decided to explore the redevelopment of Tagore Nagar on the lines of the Motilal Nagar redevelopment model. A detailed proposal is expected to be prepared after the ongoing study is completed.

The proposed redevelopment could cover around 334 chawls along with 10 buildings that are still awaiting redevelopment. The plan aims to bring these structures together under a group redevelopment approach, allowing the colony to receive better-planned housing and modern infrastructure.

The initiative reflects MHADA's broader focus on finding practical redevelopment solutions for older housing colonies while improving living conditions for residents.

Tagore Nagar Colony Covers Around 6.8 Lakh Square Meters

The Tagore Nagar MHADA Colony covers approximately 680,000 square meters and has around 5,470 residential flats. The colony currently has 64 buildings and 353 chawls.

Of the 64 buildings, 40 have already been redeveloped, while 14 are currently undergoing redevelopment. Ten buildings are still awaiting redevelopment.

Among the 353 chawls, two have already been redeveloped and 18 are currently under redevelopment. The remaining 334 chawls are yet to be redeveloped and are now being considered as part of the larger group redevelopment proposal.

C&D Model to Support Planned Redevelopment

Under the C&D model, MHADA can work with developers to undertake large redevelopment projects in a planned and coordinated manner. The approach is intended to bring together multiple structures and parcels within a colony instead of treating every building or chawl as an isolated project.

MHADA has already taken up 11 major redevelopment projects under this model. Together, these projects are expected to transform approximately 923 acres of land across Mumbai.

The projects include Motilal Nagar, Bandra Reclamation, Adarsh Nagar, Abhyudaya Nagar, Jogeshwari PMGP Colony, Sardar Vallabhbhai Patel Nagar, Borivali Old MHADA Colony, Charkop, Gorai and Khar's Ramakrishna Nagar. Kamathipura, which also includes cessed buildings, is being redeveloped by MHADA under the C&D format.

MHADA Accelerates Redevelopment Across Mumbai

Several of these projects are at different stages. Developers have been appointed for some projects, while others are moving through the tender process. Detailed proposals are also being prepared for several locations.

The addition of Tagore Nagar to the group redevelopment program could further strengthen MHADA's efforts to modernize older colonies and create better-planned residential neighborhoods.

MHADA Vice President and CEO IAS Sanjeev Jaiswal has been associated with the authority's broader focus on improving housing development and accelerating redevelopment initiatives across Mumbai.

Detailed Tagore Nagar Proposal to Follow

The Mumbai Board is currently studying the redevelopment potential of Tagore Nagar. Once the study is completed, a detailed proposal is expected to be prepared and submitted to the Maharashtra government for approval.

The final redevelopment plan will depend on the approval process and the details included in the proposal. Once finalized, the project could bring significant changes to Tagore Nagar and provide residents with improved housing and modern community infrastructure.

The proposed redevelopment represents another step in MHADA's ongoing effort to transform aging housing colonies through organized, large-scale redevelopment. With Tagore Nagar potentially joining the C&D redevelopment program, the Vikhroli neighborhood could see a major transformation in the coming years.
