New MHADA Policy Aims to Put Vacant Homes to Better Use

The Maharashtra Housing and Area Development Authority (MHADA) has taken an important policy decision to address the growing number of homes that remain unsold after housing lotteries and auctions. Under the new approach, hundreds of vacant MHADA homes in strategic locations such as Mumbai, Virar and Pune could be offered to citizens on rent.

Many MHADA homes have remained vacant because of high prices, limited demand and other factors. Even after being offered through the First Come, First Served system or repeated auctions, some properties have not attracted enough buyers. This has affected MHADA's revenue while leaving completed homes unused.

The new rental housing policy is aimed at providing a practical solution to both issues. Instead of keeping unsold homes vacant, MHADA plans to make them available to people looking for affordable rental housing.

Rising Demand for Rental Homes in Greater Mumbai

The need for rental housing has been growing steadily across the Greater Mumbai region. Around one-fourth of families currently live in rented homes, and demand is expected to rise further as Mumbai continues to develop as a major center for employment, education, business, tourism and industry.

The growing population is expected to create greater demand for reasonably priced rental homes. Recognizing this need, the state government's housing policy has placed greater focus on rental housing.

MHADA's new policy is expected to support this goal by making existing vacant properties useful while also creating a framework for rental housing in future projects.

MHADA to Launch a Dedicated Rental Housing Portal

To make the rental process easier and more transparent, MHADA is developing a separate online portal dedicated to rental housing.

The portal is being developed by Tata Consultancy Services (TCS), which has been selected to build the digital platform. According to MHADA sources, the portal is expected to become operational within the next two months, potentially before Diwali.

Once launched, the platform is expected to allow citizens to search for available MHADA rental homes and complete important rental-related processes online.

More Than 800 Homes Vacant in Virar-Bolinj

Several MHADA projects have faced challenges in selling completed homes over the years. Properties in Mumbai, Pune and Virar-Bolinj have at times been offered through auctions multiple times but have not received the expected response.

Virar-Bolinj is among the areas where a large number of homes are still waiting for buyers. More than 800 homes in the area are currently reported to be vacant and unsold.

Offering these properties for rent could help MHADA generate regular revenue while giving more families access to housing in established locations.

Sanjeev Jaiswal Highlights the Need for Better Housing Solutions

MHADA Vice President and CEO Sanjeev Jaiswal is associated with the authority's efforts to improve housing availability, strengthen property management and make housing services more accessible to citizens.

The rental housing initiative is expected to help MHADA make better use of completed properties while supporting the wider goal of providing affordable housing options to people who may not be able to purchase a home immediately.

The policy could also provide MHADA with a more sustainable source of income from properties that have remained unused after unsuccessful sales attempts.

Affordable Rental Housing Without Middlemen

One of the key benefits of the proposed rental housing portal will be the ability for citizens to access MHADA properties directly online.

Applicants are expected to pay a nominal service fee and complete the rental process through the official platform. This could reduce the need to depend on agents or middlemen when looking for a MHADA rental home.

The digital system is also expected to improve transparency by providing information about available properties and the rental process in one place.

Rental Agreement, Verification and Maintenance Services Online

The proposed MHADA rental housing portal is expected to offer several services for both tenants and property owners or managers.

These may include property details, rental agreements, police verification, stamp duty-related processes, maintenance information and other housing management services.

By bringing these services online, MHADA aims to make renting a home simpler, faster and more transparent for citizens.

Focus on Rental Housing in Future MHADA Projects

The policy is not limited to existing vacant homes. MHADA is also expected to consider dedicated rental housing in future projects.

This approach could help the authority respond to changing housing needs while ensuring that completed homes do not remain unused for long periods.
