MHADA Records 100 Flat Buyers Eligible for Stamp Duty Benefit in Bandra East Redevelopment Project
The Maharashtra Housing and Area Development Authority (MHADA) has submitted details of 100 residential flat buyers who received a stamp duty concession under a Maharashtra government resolution issued on January 14, 2021. The benefit is linked to the redevelopment of Buildings No. 1 and 2 of Teachers Colony Co-operative Housing Society Ltd. in Bandra East, Mumbai.
The latest work has been carried out under the leadership of MHADA Vice President and Chief Executive Officer Sanjeev Jaiswal, whose administration has continued efforts to improve project documentation, transparency and coordination with registration authorities.
The redevelopment project is located at Teachers Colony, CTS No. 609 (part), Bandra East. MHADA's communication confirms that the project includes an additional 7,350.30 square meters of residential floor area. Of this total, 6,450.30 square meters qualified for a 50% concession on the applicable premium under the January 14, 2021 Government Resolution.
100 Residential Units Included in MHADA Records
As part of the documentation process, the developer submitted a list and supporting certificates for 100 residential units whose purchasers received the approved benefit.
MHADA has forwarded the beneficiary details to the relevant registration authorities for information and official record. The submitted information includes flat numbers, purchaser names, registration dates and registration numbers.
The redevelopment project is identified in the records as "ATHENA", covering the existing Buildings No. 1 and 2 of Teachers Colony CHS Ltd.
January 14, 2021 Government Resolution Provides Concession Framework
The MHADA communication refers to the Maharashtra Urban Development Department's Government Resolution dated January 14, 2021. The resolution provides concessions for eligible redevelopment projects and requires details of projects or project portions receiving the benefit to be shared with the appropriate stamp and registration authorities.
MHADA's latest submission follows this requirement. By forwarding the details of the 100 beneficiaries, the authority has helped ensure that the relevant transactions and applicable concessions are formally recorded with the concerned registration offices.

Andheri and Mumbai Registration Offices Cover the 100 Flats
The MHADA document provides a registration-office-wise breakdown of the 100 residential units included in the beneficiary list.
According to the communication, stamp duty payments for one flat were made at the former Joint Sub-Registrar Andheri No. 5. Fifty-four flats were registered at Joint Sub-Registrar Andheri No. 7.
The records further show that two flats were registered at Joint Sub-Registrar Mumbai No. 8, nine flats at Joint Sub-Registrar Mumbai No. 9, one flat at Joint Sub-Registrar Mumbai No. 11 and 33 flats at Joint Sub-Registrar Mumbai No. 14.
Together, these records account for all 100 residential units covered by the submitted list.
Paranjape Spaces and Services Is the Project Developer
The redevelopment is being undertaken by Paranjape Spaces and Services Pvt. Ltd., while Shilp Associates is named as the project's architect in the MHADA documents.
The developer provided MHADA with the required sold-list information and supporting documents for the residential units. These records included buyer details, registration dates and registration numbers, allowing the authority to compile and forward the beneficiary information to the concerned registration offices.
MHADA to Publish Beneficiary Details Online
MHADA has directed its Information and Communication Technology department to publish the list of the 100 beneficiary customers and their certificates on the authority's website.
Copies of the communication have been provided to Teachers Colony Co-operative Housing Society, the project architect and the developer for their information and records.
The official correspondence was issued by MHADA's Resident Executive Engineer in connection with the redevelopment of Buildings No. 1 and 2 of Teachers Colony CHS Ltd.
The work is part of MHADA's broader effort under Sanjeev Jaiswal to improve public access to project information and maintain clear records for residents, developers and government offices.
