MHADA’s Mega Mumbai Redevelopment Push Attracts Adani, Lodha, JSW & Reliance for Prime Cluster Projects

MHADA has opened technical bids for three major cluster redevelopment projects spanning over 206 acres in Andheri West, Bandra Reclamation and Worli. Leading developers including Adani Properties, Lodha Developers, JSW Realty and Reliance-linked entities are competing for the projects. Led by IAS Sanjeev Jaiswal, the redevelopment initiative aims to transform ageing housing layouts into modern urban communities with upgraded infrastructure, improved amenities and enhanced housing supply across Mumbai.

Mumbai’s large-scale redevelopment momentum continues to accelerate as leading real estate developers including Adani Properties, Lodha Developers, JSW Realty and Reliance-linked entities have submitted bids for some of MHADA’s most ambitious cluster redevelopment projects across the city. The technical bids for the projects at Adarsh Nagar in Worli, Bandra Reclamation and SVP Nagar in Andheri West were officially opened on May 20 by the Mumbai Housing and Area Development Board of MHADA.

With MHADA Vice Chairman and CEO IAS Sanjeev Jaiswal aggressively pushing a new era of integrated cluster redevelopment across Mumbai, the city is witnessing one of its biggest redevelopment transformations in decades. The latest projects reflect MHADA’s growing focus on redeveloping ageing colonies through large-scale planned urban renewal while simultaneously generating modern housing stock, upgraded civic infrastructure and long-term redevelopment-driven growth across Mumbai.

Three Major Redevelopment Projects Cover More Than 206 Acres

The Mumbai Board of MHADA had floated tenders on April 8, 2026, for appointing Construction and Development Agencies (C&DA) for three major redevelopment projects.

These projects include Sardar Vallabhbhai Patel Nagar in Andheri West spread across 73.89 acres, Bandra Reclamation covering 98.27 acres and Adarsh Nagar in Worli spanning 34.33 acres.

The final deadline for submission of bids was May 18, 2026, following which the technical bids were officially opened on May 20 as per schedule.

Together, the three projects represent one of Mumbai’s largest ongoing cluster redevelopment initiatives under the MHADA framework.

Adani, Lodha and JSW Compete for Worli and Bandra Projects

For the Adarsh Nagar redevelopment project in Worli, technical bids have been submitted by Adani Properties Private Limited, Lodha Developers Limited and JSW Realty & Infrastructure Private Limited.

Similarly, for the Bandra Reclamation redevelopment project, participation has been received from Lodha Developers Limited, Adani Properties Private Limited and JSW Realty & Infrastructure Private Limited.

The strong participation from some of India’s biggest developers highlights growing confidence in Mumbai’s redevelopment-driven real estate sector.

Reliance-Linked Entity Joins Race for SVP Nagar Project

For the Sardar Vallabhbhai Patel (SVP) Nagar redevelopment project in Andheri West, bids have been submitted by Reliance 4IR Realty Development Limited, Adani Properties Private Limited and Hanura Realty Private Limited.

The project is expected to become one of the largest redevelopment exercises in the western suburbs because of its scale and rehabilitation component.

Officials believe the participation of multiple major developers will intensify competition during the financial bidding stage.

MHADA to Scrutinize Technical Qualifications Before Financial Bids

According to MHADA officials, all technical bids received from developers will now undergo detailed scrutiny and evaluation.

The assessment process will examine the developers’ past redevelopment experience, financial strength, technical capabilities and eligibility compliance.

Once the technical evaluation process is completed, the financial bids of qualified developers will be opened.

The final developer selection will be based on the most competitive proposal offered under the redevelopment framework.

Projects Expected to Transform Mumbai’s Ageing Housing Layouts

The redevelopment projects are part of MHADA’s broader strategy to transform old residential layouts across Mumbai into modern integrated housing clusters with upgraded infrastructure and planned urban development.

Officials believe the projects will significantly improve living standards by providing modern housing infrastructure, better urban planning, improved civic amenities and enhanced redevelopment-linked facilities.
