Mumbai Property Registrations Reach 14-Year September High With 12,622 Deals

Property registrations rise 5% as festive demand gives Mumbai’s real estate market a strong September boost

Mumbai’s real estate market recorded strong activity in September 2026, with 12,622 property registrations, marking a 5% year-over-year increase and the highest September total in more than 14 years.

The figures were compiled from data released by the Maharashtra Department of Registration and Stamps and analyzed by Knight Frank India.

Despite the increase in property registrations, the Maharashtra government collected Rs 1,227 crore in stamp duty during September, a 5% decline compared with the same month last year. The lower revenue was mainly linked to changes in the mix and value of registered transactions.

Ganesh Chaturthi Boosts Mumbai Property Registrations

The Ganesh Chaturthi festival period played an important role in driving property transactions across Mumbai.

Between September 14 and September 25, the city recorded 5,379 property registrations, representing a 22% increase compared with the same period last year. It was also the highest number of registrations recorded during the Ganesh Chaturthi period in the past four years.

Stamp duty collections during these 12 days reached Rs 640 crore, up 32% year over year. The festive period alone contributed more than half of Mumbai’s total stamp duty collections for September.

The strong registration activity highlights continued interest among homebuyers, particularly during the festive season when many buyers prefer to complete property purchases.

Mumbai Homebuyers Continue to Show Strong Demand

Shishir Baijal, International Partner, Chairman and Managing Director at Knight Frank India, said the Mumbai residential market continued to show healthy demand during September.

He noted that the city recorded its highest September property registration level in more than 14 years, while the strong performance during Ganesh Chaturthi added significantly to the monthly numbers.

According to Baijal, buyers continue to participate actively in the market but remain selective when choosing properties. Well-connected projects with strong infrastructure and suitable locations are expected to remain important factors for homebuyers.

Real Estate Developers See Positive Festive Sentiment

Industry representatives also pointed to continued demand for residential properties across Mumbai and the wider Mumbai Metropolitan Region.

Kamlesh Thakur, President of NAREDCO Maharashtra and Co-Founder and Managing Director of Srishti Group, said crossing 12,600 registrations in September reflects sustained demand in Mumbai's property market. He also highlighted the more than 5,300 registrations recorded during Ganesh Chaturthi and the Rs 640 crore stamp duty collection during the festive period.

Thakur expects buying activity to remain active through the upcoming festive periods, including Navratri, Dussehra and Diwali.

Shilpin Tater, Managing Director of Superb Realty, said the strong buying activity during Ganesh Chaturthi reflects continued interest in homeownership across the MMR. He pointed to modern amenities, well-planned projects and timely delivery as factors attracting buyers.

Shraddha Kedia-Agarwal, Director of Transcon Developers, said the September registration figures indicate continued demand for quality homes, lifestyle upgrades and properties in well-connected locations.

Dhruman Shah, Promoter of Ariha Group, said the more than 5,300 registrations during Ganesh Chaturthi show that buyers continue to consider properties from established developers, particularly projects offering value, transparency and strong locations.

The latest figures also point to continued buyer interest in properties offering good connectivity, modern amenities, reliable delivery timelines and established locations across Mumbai and the MMR.
