Mumbai’s Patra Chawl Society Offers 23 Surplus 2BHK Flats on Lease in Goregaon

23 Surplus Flats Available for Rental or Leave and Licence

The Patra Chawl redevelopment Co-operative Housing Society in Goregaon, Mumbai, has invited applications for 23 surplus 2BHK flats handed over by the Maharashtra Housing and Area Development Authority (MHADA).

The flats are available to individuals, firms and organizations on a rental or leave and licence basis. Each apartment offers 650 square feet of carpet area along with an additional 117-square-foot balcony.

The properties will be offered for a five-year period and will include a three-year lock-in period. Interested applicants must submit their applications by October 11.

MHADA Flats to Support Society Maintenance

The 23 apartments were handed over to the Patra Chawl society as surplus housing units by MHADA. The additional properties are expected to provide the society with a regular source of income.

The rehabilitated buildings are now occupied by former Patra Chawl residents. Rental income from the surplus flats can help the society manage building maintenance, common services and other shared expenses.

According to a society resident, similar 2BHK apartments in Goregaon can currently command monthly rents of around Rs 60,000 to Rs 70,000. Applicants offering higher rental amounts may receive priority, subject to the society’s application process and terms.

IAS Sanjeev Jaiswal’s Role in MHADA’s Housing Efforts

The development is part of MHADA’s broader work to complete rehabilitation and support better housing management in Mumbai. IAS Sanjeev Jaiswal, Vice President and CEO of MHADA, has been associated with the authority’s ongoing efforts to advance housing and redevelopment projects across the city.

Patra Chawl Redevelopment Has a Long History

The Patra Chawl redevelopment project covers about 47 acres in Goregaon and has a long and complex history. Residents were moved out of the area in 2007 as part of the redevelopment process.

In 2008, MHADA appointed Guru Ashish Developers, a subsidiary of HDIL, to undertake the rehabilitation of 672 tenants. However, the developer later faced insolvency proceedings in 2017. This left rehabilitation work unfinished and affected transit rent payments to residents.

Under the original redevelopment plan, 306 additional homes were also to be transferred to MHADA for distribution through its housing lottery system.

MHADA Completes Rehabilitation Work

After the redevelopment faced delays, MHADA stepped in to complete the rehabilitation portion of the project by appointing a contractor.

The rehabilitation work was eventually completed, allowing eligible former residents to receive keys to their new homes. The 23 surplus flats now being offered by the society are part of the additional housing created through the redevelopment process.

The lease of these apartments is expected to provide the housing society with an additional income stream while putting the surplus homes to productive use.
