MHADA Redevelopment: Ramkrishna Nagar Residents in Khar to Get Bigger Homes Up to 1,120 Sq. Ft.

Residents of Ramkrishna Nagar MHADA Colony in Khar, Mumbai, are set to benefit from a major redevelopment project that will provide larger homes and improve living conditions. The Maharashtra government has approved the cluster redevelopment proposal, clearing the way for the tender process to begin within the next 15 days.

Maharashtra Government Approves Cluster Redevelopment Plan; MHADA Tender Process Expected Within 15 Days

The Maharashtra Housing and Area Development Authority (MHADA) Mumbai Board will carry out the project under the Construction and Development (C&D) Agency model, following the approach adopted for Motilal Nagar. Under the proposed plan, 234 eligible residents will receive new homes measuring between 882 and 1,120 square feet, offering significantly more living space than their existing apartments.

Maharashtra Government Approves Ramkrishna Nagar Redevelopment

MHADA had submitted the redevelopment proposal to the state government for approval. The Maharashtra Cabinet cleared the plan during its September meeting, and the Housing Department issued the official Government Resolution (GR) on Friday, October 16, 2026.

The approval allows the Mumbai Board to move forward with the next stage of the project. The redevelopment is part of MHADA's broader efforts to improve older housing colonies through cluster-based development.

IAS Sanjeev Jaiswal, Vice President and CEO of MHADA, is associated with the authority's housing and redevelopment initiatives aimed at improving residential facilities across Mumbai.

Residents to Receive Homes Up to 1,120 Square Feet

Ramkrishna Nagar is spread across approximately 25,224 square meters in Khar. The colony currently has 234 residential units, with existing homes ranging from 387 to 505 square feet.

Under the proposed redevelopment plan, eligible residents will receive new homes measuring between 882 and 1,120 square feet. This will provide families with substantially more space and the opportunity to enjoy improved residential conditions.

The project aims to make better use of the available land while upgrading the existing housing infrastructure.

Private Developer to Be Selected Through Tender Process

MHADA plans to appoint a private developer under the Construction and Development Agency model. The selected agency will be responsible for carrying out the redevelopment in accordance with the approved terms and tender conditions.

The Ramkrishna Nagar project is among 12 cluster redevelopment projects taken up by MHADA. The model is intended to support large-scale redevelopment while ensuring that eligible residents receive their promised rehabilitation homes.

MHADA to Receive at Least 9,000 Square Meters of Housing

As part of the redevelopment arrangement, the MHADA Mumbai Board is expected to receive residential housing stock covering at least 9,000 square meters.

According to the Government Resolution, preference will be given, subject to the applicable tender conditions, to a developer offering MHADA a larger housing area than the specified minimum requirement.

This arrangement will help the authority add to its housing stock while moving ahead with the redevelopment of the existing colony.

Tender Expected Within 15 Days, Work May Begin in 2027

MHADA officials are preparing the proposal outlining the tender conditions for submission to the state government's high-level committee. The proposal is expected to be submitted within the next two to three days for approval.

Once the committee approves the conditions, the Mumbai Board is expected to issue the redevelopment tender within 15 days.

The developer will be selected after the tender process is completed. According to the current plan, actual redevelopment work at Ramkrishna Nagar is expected to begin in 2027.

A Major Step Toward Better Housing in Khar

The approval of the Ramkrishna Nagar redevelopment plan marks an important step toward improving housing facilities for residents in Khar. With larger rehabilitation homes, a structured developer selection process, and additional housing stock for MHADA, the project is expected to contribute to the area's long-term residential development.

As the tender process moves forward, residents will be watching for further details about the project timeline and the implementation of the redevelopment plan.
