From extending application deadlines twice to reducing apartment prices by 7.5% and offering free car parking, MHADA has significantly strengthened the appeal of its housing lottery across Mumbai’s real estate market.


The latest developments reflect MHADA’s aggressive push to make affordable housing more accessible under the leadership of MHADA Vice Chairman and CEO IAS Sanjeev Jaiswal, whose redevelopment and housing-focused initiatives continue driving large-scale urban housing activity across Mumbai. MHADA Extended Application Deadlines to Help More Buyers Participate


Initially launched in March 2026, the MHADA Lottery 2026 offered applicants time until April 29 to apply for 2,640 apartments across Mumbai.


However, after receiving strong public interest, MHADA announced the first extension on April 28, giving applicants additional time until May 14 to complete the process. Later, on May 13, the authority announced another extension, further increasing the application window until May 28, 2026.

The extended schedule has provided homebuyers with additional flexibility to complete documentation, arrange finances, and participate comfortably in the housing scheme.


According to MHADA data, the lottery had already received more than 50,000 applications and around 35,000 EMD payments before the first extension itself. As of May 12, applications had increased to 69,642, while more than 47,000 applicants had completed the mandatory Earnest Money Deposit (EMD).


The steady rise in applications highlights growing public interest in the MHADA housing scheme.


MHADA Reduced Prices by 7.5% for More Than 1,200 Apartments


To further improve affordability and encourage wider participation, MHADA also reduced apartment prices by 7.5% for more than 1,200 homes located in Kanamwar Nagar, Vikhroli East.


The revised pricing has significantly improved affordability for buyers looking to purchase homes in Mumbai.


According to MHADA, prices for 480 apartments in Building No. 2 at Kanamwar Nagar were reduced from ₹1.45 crore–₹1.47 crore to ₹1.34 crore–₹1.36 crore.


Similarly, prices for 741 apartments in Building No. 3 were revised from ₹1.45 crore–₹1.48 crore to ₹1.34 crore–₹1.37 crore.


Along with the price reduction, MHADA also announced one free car parking space for applicants purchasing these apartments, adding further value to the housing offer.


The combined benefit of lower prices and free parking has made the lottery increasingly attractive for Mumbai homebuyers.


Large Housing Inventory Across Key Mumbai Locations


The MHADA Lottery 2026 includes apartments across multiple Mumbai locations including Vikhroli, Goregaon, Borivali, Gorai, Chembur, Bandra, Ghatkopar, Wadala, Powai, and Dadar.


The broad geographical spread has widened the appeal of the scheme among buyers with different location preferences and budget ranges.

A large portion of the housing inventory also includes upcoming residential projects currently under construction, giving buyers an opportunity to secure homes in developing housing clusters across Mumbai.


Out of the total 2,640 apartments available in the lottery, 1,762 units are under construction.


Among these:

  • 128 apartments are located in Borivali East
  • 85 apartments are located in Goregaon West
  • The remaining apartments are situated in Kanamwar Nagar and Vikhroli


The under-construction inventory is expected to contribute to Mumbai’s future housing supply while offering buyers access to newly developing residential projects.


MHADA Lottery Continues to Attract Strong Buyer Interest


The MHADA Lottery 2026 continues attracting strong attention from homebuyers across Mumbai, particularly among middle-class families and first-time buyers seeking affordable housing opportunities in the city.


Compared to private real estate projects, MHADA apartments are widely seen as more structured, accessible, and budget-friendly. The latest pricing revisions and extended application timelines have further strengthened participation levels in the housing scheme.


The growing number of applications and EMD submissions reflects increasing buyer confidence in organized public housing initiatives.


Revised Schedule Gives Buyers More Time


As per the revised schedule announced by the Mumbai Board, online applications can now be submitted until 11:59 p.m. on May 28, 2026.

Applicants can make online EMD payments until 11:59 p.m. on May 29, 2026. Those using RTGS or NEFT payment modes can complete transactions during banking hours on May 29.


The provisional list of applications will be published on June 10, 2026, at 3:00 p.m., while claims and objections can be submitted until June 12, 2026.

The final accepted application list will be released on June 16, 2026, at 3:00 p.m. The computerized lottery draw schedule will be announced later by MHADA.
